Holland Construction Services Completes The Marshall, A Next-Generation Student Housing Development in Midtown St. Louis
(St. Louis, MO – August 2025) – Holland Construction Services has announced the successful completion of The Marshall St. Louis, a transformative student housing community developed by Aptitude Development between the Washington University and Saint Louis University (SLU) campuses in St. Louis’ Midtown Redevelopment District.
The Marshall redefines student living with 177 fully furnished units, offering 508 beds and an immersive, amenity-rich environment tailored for today’s students. The 341,000 square-foot complex sits atop an 88,000 square-foot cast-in-place parking structure and spans five stories of wood-framed construction over a two-level concrete podium.
Holland’s team was involved from the earliest stages, guiding preconstruction efforts and collaborating closely with ownership and design partners to ensure the project stayed on budget and ahead of schedule. Leveraging advanced Virtual Design and Construction (VDC) tools, Holland coordinated structural, MEP, and framing systems virtually to prevent rework, minimize delays, and maintain quality from the ground up.
