Holland Construction Services broke ground in September on a new mixed-use property in Edwardsville, Illinois. The new Whispering Heights development on Illinois 157 will feature a mix of retail and residential units.

Holland is working with Edwardsville developer, Fireside Financial, on the $34 million project. It will include two six-story buildings totaling 172,000 square feet.

“Each building will have retail and restaurant space on the first floor and luxury apartments on the remaining five floors,” says Holland Project Executive, Doug Weber. “The north building will feature 110 units and the south building 43 units. Each will have a mixture of studio, one-bedroom, and two-bedroom apartments.”

Both buildings will feature a rooftop “amenity deck” with outdoor lounge seating, firepits, and barbecue grills. Adjacent to the outside decks will be an indoor lounge area. Large sliding doors will connect outside and inside common area space. The development will also include a clubhouse and fitness room.

Gray Design Group is the architect for the project. During the preconstruction process, Holland has worked closely with Gray and Fireside Financial on the building and parking layouts. “We need to provide adequate parking for both retail and residential use while maximizing the number of apartment units we can build,” says Weber. A 3.5-level pre-fab parking structure has also been included adjacent to the north building.

“Our biggest challenge is making the most efficient use of both parcels of ground,” says Weber. “The north parcel slopes up from Route 157, and then down to a creek. Special attention to topography and geotechnical constraints have been closely analyzed. We’re providing slope protection where needed, but minimizing retaining walls, all while keeping mindful of the budget.”

Holland Construction will be working simultaneously on both buildings. The south building is scheduled for completion by fall 2019, followed by the north building in January 2020.
