ST. LOUIS - Holland Construction Services Inc. is building another new dealership for the Dave Mungenast Automotive Family to help showcase its Lexus line of products in a "green" environment at the corner of Mason and Manchester in St. Louis County. The two-story structure may not look green in color, but will incorporate many energy-saving elements that will earn it the Leadership in Energy and Environmental Development (LEED) certification given by the U.S. Green Building Council for projects that meet environmentally friendly benchmarks in design, construction and operation. The new $16 million, 70,000-square-foot Dave Mungenast Lexus of St. Louis building is expected to open in early 2009, replacing the existing Mungenast Lexus dealership on Manchester Road. At more than twice the size of the current building, it will include a large showroom, service department, customer lounge and office space. "The initial investment for a LEED-certified dealership is larger, but in a fairly short time, we will get that investment back in energy savings," said Ray Mungenast, president of the Lexus dealership. "Holland has a great team of knowledgeable, certified LEED professionals who have been very helpful." Thinking green goes all the way back to the initial site selection. The new Lexus location allows for alternative transportation options as well as preferred parking for low emission and fuel-efficient vehicles, and will include outdoor light pollution reducing fixtures. The building is situated for optimal use of natural light through large glass windows, and the structure includes a roofing system with a solar reflectance index to reduce cooling loads. Construction materials include those with recycled content, those that have been extracted, processed and manufactured locally, and materials that are rapidly renewable. Inside, the structure was designed to improve environmental quality by utilizing low-emitting products and providing precise control of lighting systems and thermal comfort. The building's envelope was designed to optimize energy performance for cost savings. It is estimated that additional costs incurred to incorporate energy saving elements will pay for themselves within five years. After that, the measures provide pure savings. Mungenast plans a display highlighting the green elements that helped the dealership qualify for the prestigious LEED certification. HDA Architects, Inc. of Chesterfield is the project architect.
